Explore what we have to offer and help turn your talents into a rewarding career. We’re actively seeking a Leasing Consultant for Magnus Brickell . This role will collaborate directly with the property management team to provide residents with great service. To earn potential tenants' commitment, it is essential to pay attention to their needs, provide solutions, and support them throughout the leasing process. Essential Functions and Responsibilities: Include the following. Other duties may be assigned. • Interview prospective residents while adhering to Fair Housing Standards and compliance guidelines specific to affordable and workforce housing programs. • Accompany potential tenants to model apartments to explain size and layout, available amenities and services, and lease terms—tailoring presentations to workforce and affordable housing applicants. • Fills out lease forms or agreements, collects security deposits, and ensures compliance with income eligibility requirements for affordable housing programs. • Periodically inspects the state of the property and makes arrangements for essential maintenance to meet both market-rate and subsidized housing quality standards. • Compiles a list of available rental units, including those designated for workforce and affordable housing, and manages applicant waitlists in compliance with program guidelines. • Identifies potential prospects through community outreach and engagement efforts targeting low- to moderate-income households. • Manages the leasing/renewal process from start to finish, ensuring full documentation and adherence to affordable housing regulations. • Provide exceptional customer service and build great working connections with our residents, including those in workforce and income-restricted units. • Answers incoming calls and voicemails professionally and promptly, offering program-specific guidance as needed. • Request that the prospect fill out an application and make a deposit following company policies and Fair Housing regulations, including income verification and compliance with affordability standards. • Process applications for approval, including necessary documentation for affordable housing programs (e.g., income certifications, third-party verifications), and update the availability report. • Submit completed applications for approval to the Property Manager. Follow up with the candidate to provide status and next steps. • Ascertain that the apartment is ready for the resident to move in on the scheduled move-in date, meeting all regulatory readiness and documentation standards. • Follow up with prospects who did not close and try to close the business. If you are unable to assist a prospect, direct them to a sister community or another property with available affordable housing options. • Monitor local market trends, including affordable housing demand, Area Median Income (AMI) adjustments, and competitor pricing, to keep an eye on what our competitors are doing. The ideal candidate will possess: • A high school diploma or its equivalent is preferred. • 2 years of experience in customer service, hospitality, or multifamily real estate, with specific experience in leasing or managing affordable and/or workforce housing (e.g., LIHTC, HUD, HOME, Section 8, or inclusionary zoning programs). • Previous leasing experience is a plus, with a strong preference for candidates with affordable housing compliance knowledge. • Strong customer service orientation and presentation skills, with the ability to explain complex housing program requirements to diverse populations. • Working experience with MS Office Suite (Word, Excel, PowerPoint). • Experience working as a concierge, guest services representative, front desk attendant, or reservations agent in the hotel or hospitality industry is a bonus. • Familiarity with affordable housing software (e.g., Yardi, OneSite, RealPage) and compliance documentation is a plus.
